A college town means rental houses, and rental gutters get cleared between tenants or never.
Vermillion's housing works differently from the other two towns on our route because a large share of it is rented to students, and a rented house has nobody in it whose problem the gutters are.
A tenant on a nine-month lease is not going to notice water coming over the back of the house in October, and would not call about it if they did. The owner is often not in town. So the gutters get attention when somebody looks at the property between tenancies, which in practice means one window a year in late spring.
| Job | Typical Price |
|---|---|
| Single-story home | $105 - $180 |
| Two-story home | $155 - $300 |
Most of our Vermillion work is booked by owners rather than occupiers, and the useful arrangement is scheduling around turnover rather than around weather. May and early June, between one lease ending and the next starting, is when the house is empty and access is easy.
For owners with several properties we quote per address in advance and do them on one visit, which keeps the travel out of every invoice. And we send photographs of each roofline - not as a sales device but because an owner two hundred miles away has no other way of knowing whether the back elevation is fine.
One thing worth flagging honestly: a gutter that has been ignored for three tenancies is often past cleaning and into repair. We will tell you which before doing the work, not after.
Late spring, between tenancies, is the practical window - the property is empty, access is easy, and you are not coordinating with a tenant. It also means it goes into the following winter clear, which is what actually matters.
Yes, and that is the cheaper way to do it. We quote per address in advance and run them on one visit, so the travel is not in every invoice, and each one gets photographs of the roofline sent through.
Single-story $105-$180, two-story $155-$300. Multi-property owners get per-address pricing agreed before we come out.
Usually the same day. No obligation.
