Sioux City is built across the loess bluffs above the Missouri, which means steep streets, houses stepped up hillsides, and roofs that sit at genuinely awkward angles to the ground below them. It is the most physically demanding of the three towns we cover and it is the reason we quote by access rather than by square footage.
The older neighbourhoods - Morningside, the Northside streets climbing off the river flat - carry mature elm, ash and maple that have had eighty years to grow over the rooflines. That is a heavier seasonal load than either of the other two towns on our route.

On a flat lot a two-storey house is a two-storey house. On a Sioux City hillside the downhill elevation can be effectively three storeys from where a ladder has to stand, and the uphill side gives you a roof edge at chest height. Same house, two completely different jobs, and any quote given over the phone without knowing which side is which is a guess.
